Wait a minute! Aren’t homes selling themselves in this market? That’s a common, and fair question in this current seller’s market. Of course, with low inventory and a plethora of buyers, homes aren’t sitting on the market for much longer than a week (in the DMV, anyway), and honestly, that even seems like quite the stretch. Both inventory and demand are predicted to increase in 2022, so there will be less draw and urgency for a buyer to make an offer on the first house they see, or any house, for that matter. With that said, proper staging is essential in making sure a home appeals to the MOST buyers, and getting TOP DOLLAR.
How many times have you let some of your “must-haves” on your list go to the wayside when you’ve walked into a model home, or perfectly staged house, because it gave you all of the feelings you hoped to have in your new home? And likewise, how many times have you walked into a house that you had added to your “likes” list, after viewing it online, because it checked all the boxes on your “must-haves” list, only to be utterly disappointed at how small it felt, or dark, or you just couldn’t get past the décor once seeing it in person? Did you know that less than 10% of people can see the potential in a house? That means 90% of buyers cannot envision what that house would look like any other way. Staging is really the act of turning a home into a house and depersonalizing the space, creating one that is neutral in style, spacious, bright, and inviting. In this market, THAT is what will get a seller top dollar for their home.
